We inspect all the major systems in the home from the heating to the
plumbing to the electrical, to everything in between. Understanding all the systems in a mountain home and having the
ability to recognize the red flags are tasks that require specialized home inspection training and experience with mountain
homes. We pride ourselves on being thorough. Our home inspections include the following major categories: - Structural
Components: Foundations, crawlspaces, basements, floors and walls.
- Exterior Components: Site
drainage, siding, windows, decks, porches, chimneys, stairs, garage doors, etc.
- Roofing: Coverings, flashings, chimneys, shingles, vents, trim and gutters, drip edges, downspouts,
etc.
- Plumbing: Piping, main & supply lines, water pressure, fixtures, faucets, tubs, showers,
toilets, sinks, water heaters, fuel storage systems, etc.
- Electrical: Visible wiring and junction
boxes, main service panels, conductors, receptacles, switches and outlets, grounding system, open and exposed wiring, potential
safety items, etc.
- Heating: Furnace, boiler, visible duct work, carbon monoxide testing, safety
controls, distribution systems, venting, filters, etc.
- Interior: Walls, ceilings, floors, railings,
doors and windows, fireplaces, woodburners, smoke detectors, attic, kitchen appliances, etc.
- Insulation
and Ventilation: Attics, walls, floors, foundations, kitchen and bathrooms, etc.
Depending on the size, condition,
and type of home, our inspections typically take between two and five hours. Condos take less time than single family
residences since communal property is typically not included in a condominium inspection. For exclusive properties,
we’ve been known to spend an entire day on site. Ideally, you will accompany us at the end of our
inspection so Pat can walk you through the property and the report. We bring our computer, printer, notebooks, and entire
office on-site. If you are unable to attend we highly recommend calling our office after you’ve had
a chance to review your emailed report. In this case, Pat will verbally walk you through the inspection while you have
